We act as a principal, not as a broker

Cyc Holdings acts as a principal buyer and contract assignor. We are not a licensed real estate brokerage, we do not represent buyers or sellers, and nothing on this site is an offer of brokerage services.

When we acquire a property, we do so for our own account under a purchase and sale agreement. In many transactions we then assign our rights under that agreement to a third-party buyer, or complete the purchase and resell the property. What we market is our own contractual position — not a property on behalf of its owner.

Assignment fees are disclosed

Where we assign a contract, we earn an assignment fee. That fee is disclosed to both the seller and the assignee and appears on the settlement statement. We do not charge sellers a commission, a listing fee, or any fee for providing an offer.

Offers are not appraisals

Any figure we provide reflects what we are willing to pay based on our own assumptions about what can be built on a parcel and what it would cost to build. It is not an appraisal, a broker price opinion, or a statement of fair market value, and it should not be relied on as one. You may well receive a higher price on the open market, and where we think that is likely we will say so.

Zoning and development information

Any description of lot characteristics, zoning, buildable area, or development potential is general commentary and may be incomplete or out of date. Municipal codes change, and site-specific conditions — topography, soils, easements, utilities, overlays — materially affect what can be built. Verify all such information independently with the relevant jurisdiction.

We make no guarantee that we will make an offer on any property, that any offer will be accepted, or that any transaction will close. Timelines described on this site are typical expectations, not commitments, and depend on title, escrow, and circumstances outside our control.
