Do I need to fix anything?
No. We buy as-is. On most of these lots the structure is coming down anyway, so repairs would be money you never get back.
How fast can this close?
Often within a few weeks once title is clear, though it depends on your situation. If you need longer — a probate to finish, a move to arrange — we work to your calendar instead.
Am I locked in if I ask?
No. Getting a number costs you nothing and commits you to nothing. Plenty of people use it as a data point and go list with an agent, which is a perfectly good outcome.
How do you decide what to offer?
We work out what can legally be built on the parcel, what that finished home would sell for, and what it would cost a builder to get there. What's left over is what the land supports. We'll show you the assumptions.
Who actually ends up buying it?
Sometimes we close ourselves. More often we place our contract with a buyer from our list — a builder, or an investor, depending on what suits the property. Either way your terms are your terms, and they do not change based on who takes it. We are a principal in the transaction, not an agent, and our fee is disclosed at closing.
